Forget the glossy listing photos for a moment and think about a normal Tuesday. Where do you need to be at 8am? How do the children get to school? Where do you buy milk at 9pm? A neighbourhood either makes these small journeys effortless or grinds them out of you every single day.
The five things that actually matter
- Commute: Time the door-to-door journey at rush hour, not the off-peak version an app shows you.
- Schools: Check catchment areas and the latest Ofsted rating, and remember catchments shift year to year.
- Green space: A park within a short walk changes how a home feels far more than an extra bedroom.
- Noise and traffic: Visit on a weekday evening and a weekend morning. The same street can feel like two different places.
- Broadband: If you work from home, check the actual speed available at the postcode, not the area average.
Walk it, do not drive it
Driving through a neighbourhood tells you almost nothing. Walk the route from the front door to the station, to the nearest shop and to the school. You will notice the things that matter: how safe it feels after dark, whether people say hello, how well the street is kept.
