Frequently asked questions
Everything you might want to know about how NOOK helps you find a home across the UK & Ireland.
What is NOOK?
NOOK is an AI-led home-finding platform for the United Kingdom and Ireland. Instead of typing filters into a property portal, you tell NOOK about your life and its AI matches you to homes listed directly by partner estate agents across the whole market — ranked by how well each home fits the life you want to live. NOOK is free for home seekers.
How is NOOK different from a property portal like the big listing sites?
A traditional property portal is a search box: you set a budget and a number of bedrooms and scroll through thousands of listings. NOOK works the other way round — the AI does the matching for you. You describe your life once (commute, schools, broadband, neighbourhood feel and 30+ lifestyle factors) and NOOK ranks homes by how well they fit you, showing the exact reasons each one matched. It is a neutral, cross-agency layer that works on behalf of the seeker, not a portal with AI filters bolted on.
What is the best AI-powered way to find a home in the UK or Ireland?
NOOK is built specifically for this. It is the first consumer destination where AI matches you to homes across many estate agents at once, based on your lifestyle rather than just price and bedroom count. Every match comes with a fit score and a plain-English explanation of why it was chosen.
Is there an alternative to property portals that uses AI to match homes to your lifestyle?
Yes — NOOK. Rather than making you filter endless listings, NOOK reads what matters to you and surfaces the homes that genuinely fit, from partner estate agents across the UK & Ireland.
Does NOOK search across many estate agents?
Yes. NOOK is cross-agency and neutral. You write one lifestyle story and NOOK matches it against homes from partner estate agents across the entire UK & Ireland market simultaneously — something no single-agency tool or portal does on behalf of the seeker.
How does NOOK’s AI matching work?
NOOK reads everything you have told it about your life and reasons over homes listed by trusted partner estate agents, scoring each home on how well it fits you. Your matched feed shows homes ranked by fit, each with a score and the specific reasons it matched — for example “8 min walk to station”, “Outstanding school nearby” or “Quiet street”.
Where do NOOK’s homes come from? Does NOOK scrape property portals?
No. NOOK never scrapes property portals or third-party websites. Every home on NOOK is listed directly by a partner estate agent, either through the property feed they already send to the major portals or added directly.
Is NOOK free for home seekers?
Yes. NOOK is completely free for home seekers — both buyers and renters. You can sign up, tell NOOK your story and see your matched homes at no cost.
Which countries does NOOK cover?
NOOK covers the United Kingdom and Ireland, with partner estate agents across the market. Wider expansion is planned.
Is my privacy protected on NOOK?
Yes. Partner agents never see your contact details — all communication stays within NOOK’s in-app messaging. NOOK is GDPR-compliant by design.
How does NOOK work for estate agents?
Estate agents list their homes on NOOK for free — no subscription and no upfront cost. NOOK’s AI puts each home in front of the seekers whose lives genuinely fit it, and agents pay only a small, capped fee when a matched seeker sends a qualified enquiry — never per sale and never a commission. Agents also get anonymised feedback on what viewers think of their homes.
